How to Choose the Right Custom Luxury Home Builder

The New Year is upon us and many are thinking about new beginnings.  May that be a better job, health goals or a new home for many, Luxury Home Solutions (LHS) hopes it happens for you. Building a home in the New Year is an option for many and, if this is the case for you, Luxury Home Solutions (LHS) would like to go over the best way to find the right custom luxury home builder for your project.

  1. Contact your local home builders’ association to obtain a list of builders who construct homes in your area. You can find your local Building Industry Association Members here at http://www.bia.net/members/
  2. Consider the scope of the project. Find the right kind of building company for your project. If you want a smaller standard home then a custom home builder might not be the right fit and vice versa. Defining your needs, what size, type and price range of the home do you need, will determine the right home builder for your project.
  3. Research their experience. While every builder was once a new builder, experience matters when it comes to building a home. Look up how long the business has been open and research for how long they have had their General Contractors License. In most cases, you will see that the general contractors’ license has more years of experience, usually due to the contractor working with different companies building experience before they started their own company.
  4. References! Always ask for and check references from past clients of the potential home builders. You should always contact these references and ask them about the best and worst parts of working with this home builder and most importantly if they would use them again!
  5. Ask a real estate agent for home builders they know. Real Estate agents and home builders all have relationships with each other. Real Estate agents might bring land to a home builder to develop on or a home builder might select a real estate to sell homes they built. Either way, there is always a relationship between real estate agents and home builders.
  6. Ask the home builder all the right questions for example:
    1. Is the preselected home plan allow for changes and additional options like; add a basement or deck?
    2. Are there any additional fees relating to the home or development?
    3. Does the builder offer a warranty program?
    4. Are there any restrictive covenants?
  7. Lastly, it is highly recommended that you ask to tour model homes or customer homes. This will let you look for signs of quality in workmanship, materials, and practices when you tour these homes.

Follow these luck 7 steps and you will find the right home builder for your home project in the New Year! LHS is here to help in this process as well so please feel free to contact us with any questions at 239-728-2143. You can find all of LHS work here!

How to Keep Your Home Safe this HALLOWEEN!

untitled-design

Halloween is a fun time of the year for children but it can be a spooky one for adults trying to protect their homes. It’s a time known for reckless pranks that can damage a person’s home, and an opportunity for burglars to strike when you are out trick-or-treating or at a Halloween party. Homeowners going through remodels and even new builds should be especially cautious of pranksters and burglars. Luxury Home Solutions (LHS) wants to share with your top safety tips to protect your home this frightening holiday.

General safety tips to secure your home:

  1. Trim hedges and bushes around your home’s windows and doors to make your home more visible and reduce objects burglars can hide behind.
  2. Install motion detecting lights around your home, especially at all entrances, so you are alerted when someone or something is approaching your home.
  3. Do not leave spare keys outside; most people know where to look to find a spare key.
  4. Keep all doors and windows locked even when you are home. Only open windows in rooms you are currently in and make sure to lock them when you leave.
  5. Get an alarm system to truly secure your home when you are home and out.

If you are undergoing a renovation or building a new home, make sure to follow the tips below:

  1. All openings should be securely covered with boards and wood to prevent access.
  2. All debris should be cleaned up at the end of the work day to create a clean and safe area.
  3. All tools, including ladders, drills, etc., should be put away in a protected area like the garage to prevent others from accessing them. Ladders can be used to gain entry to your home and other work tools in the wrong hands can hurt someone.
  4. Valuables should be removed from the home during renovations and/or stored in a fire proof safe to ensure they are not damaged or stolen.
  5. All good contractors, like LHS, should have a safety plan and rules for each job site that is shared with all workers on the job. Ask your contractor for a copy, it gives peace of mind knowing your home is in good hands.
