Each year the designs and trends for bathrooms change and 2017 is starting some new trends and bringing back other popular features. Top Five Bathroom Trends of 2017:

  • Larger and No-Threshold Showers: Showers get more popular each year due to their ability to save time and water, so it is not surprising that upgrades to a home’s shower are becoming more prevalent. Having larger showers means you are not cramped for space when you quickly get ready and more than one person can get ready at the same time. A no-threshold shower is another big want item as it’s not only aesthetically pleasing, but is great for the elderly, disabled, and pets too!

  • High-Tech Bathrooms: Technology in the bathroom is on top trend lists each year. From the favorites like towel and floor warmers to newer technology like speakers in the shower head and touchless faucets and toilets. Every year provides new technology that makes our bathroom experience a little easier and relaxing.
  • Smart Storage: This has been a trend that has gained momentum in the last few years and will be at the top of 2017 design demands. Everyone wants more storage in a bathroom to accommodate multiple people and all the essentials they require. A closet in such a tiny space is always difficult to store items in and to open. Whereas, a deluxe vanity with ample storage or high designed shelves will look more pleasing than a closet door and provide all the storage your family could need!

  • Three-Dimensional Tile: This is a design trend that will replace the wallpaper trend of 2015 and 2016. Three-Dimensional tile provides the design of a wallpaper, but with the durability of tile. It also provides a depth to the room wallpaper cannot. The white wave tile is very popular recently as it keeps a room modern with its color, but adds texture that plain subway tile lacks.
  • The Freestanding Tub: This type of tub has been around forever, but comes and goes with the trends. This year the freestanding tub is going to make a major comeback because there are so many options to suit everyone’s aesthetic. Affordable and Amazing Kitchen Remodel

This Fort Myers, FL client purchased a mid-80s home and while they liked the layout of the kitchen, they wanted to remodel the outdated pink-hued pickled oak cabinets a rich chocolate brown.  Upon consulting with the client on their custom kitchen remodel, all parties agreed that there was more to be done in order to update the kitchen to the client’s satisfaction.

There were many custom luxury improvements that could be accomplished within their budget, and a list of priorities was established. The challenge was to transform and remodel this outdated kitchen into an airy, fresh space at a low cost to the client.

The overall remodeling goal was to make the space lighter, brighter and more contemporary.  The resulting custom design included a luxury rich, dark finish on the cabinets, new appliances and new granite countertops, and new glass tiles on the backsplash. Particular touches, such as the pullout dishwasher, added to the modern feel.  The countertops,  in “cold springs” granite, and a backsplash in “Pearlesque” white/coffee glass tiles changed the entire look of the 13 x 14 kitchen remodel.

The remarkable feature for this kitchen’s custom luxury renovation was the creation of a new tabletop which extended into the family room for additional seating.  This arrangement fits the family’s daily lifestyle as well as improving their entertainment capabilities. A luxury custom made table top out of wood, and carved into a homeowner designed shape is both unique and inviting, establishing a warm, modern vibe in the home.

Riverfront Poolside Retreat

Project Overview:

The homeowners were originally seeking to add an in-ground pool to their expansive 13 acre property in Alva, FL. With the help Luxury Home Solutions’ custom home building and remodeling contractor, Norm Bloxham, their vision expanded into creating relaxing pool and guest cabana for the family and their guests to enjoy. The project included designing and building the entire space from concept to completion and taking into consideration all of the special details that make this project so unique.

Special Details:

To accommodate the request for maximized sunlight, the deck area was elevated by four feet, and the degree of the angle the house was built on allows for maximum sun exposure on the pool deck. The deck was also built with a bullnose surrounding for safety to prevent slipping and the bathroom and entries to the house were built to allow for wheelchair accessibility.

Key Client Considerations:

A major consideration for the homeowners was having family members that need wheelchair accessibility, certain safety measures and accessibility aspects had to be taken into consideration to allow for ease and comfort when they are visiting in the guest house. The homeowner also wanted to ensure that the structure of the deck and pool area maximized sunlight for their relaxation and recreation while enjoying their pool.

Bonita Bay Outdoor Expansion

Project Overview:

Bonita Bay residents were looking to expand their living space and create a functional and beautiful outdoor entertainment area for guests. Luxury Home Solutions was able to help them accomplish this goal by adding onto their existing space that made it look as though it had always been there. To accomplish this, LHS added onto the lanai area, constructed a privacy fence around it, constructed a custom pergola, and helped build a functional outdoor kitchen area.

Special Details:

This beautiful outdoor living space features a tiled fountain that was installed as a conversation piece in one of the sitting areas.

Key Client Considerations:

  • The clients wanted to be able to seamlessly extend their outdoor living space by expanding it in a way that made it look as if it had always been there instead of looking like an add-on.
  • They wanted to incorporate multiple seating areas for entertaining, and make sure that everything was fenced and screened to keep pests out.
  • With Season approaching and strict community rules prohibiting construction, LHS had a very tight timeline to complete all construction  for the project

I didn’t fully appreciate the extent of the details involved in an outdoor project like this, but Luxury Home Solutions was on top of every one of them. They listened to what we wanted for the space and had great collaboration throughout the project. I believed it would have been a miracle l to accomplish what we did in the timeline we had due to community restrictions, but Keith and the LHS team were able to deliver. Tanglewood Retro Kitchen Remodel

Project Overview:

Retired home owners in Fort Myers were looking for a reliable contractor to complete demolition, construction, painting, and electrical updates in their retro pink kitchen to give it a modern make-over. Being considerate and aware of the homeowners’ needs while they were home during the project was a major consideration for Luxury Home Solutions.  The remodel included some major changes, starting with a complete demolition of the former space and putting all of the pieces back together to bring a new life to this now modern, updated kitchen for the homeowners.

Special Details:

The homeowners were living in the home while the remodel was taking place, which meant that our team had to take special measures to ensure that the home was kept clean and that construction debris and evidence of our team being there was kept to a minimum.

One of the most important things to the client was of course that since they would be residing in the home throughout the remodel, and needed a contractor that would be cognizant of that fact and produce the desired outcome while being minimally invasive to their daily lives.

Canadian homeowners were looking to transform their foreclosure find into the perfect relaxing golf vacation getaway in this featured whole home renovation.     Renaissance Bachelor Pad Condo Make Over

    Project Overview:

    In order to transform this neutral 2/2 condo into a relaxing, yet vibrant getaway bachelor pad for busy attorney/entertainment industry investor, Brent Herrin, LHS was called in to help take this condo from boring to beautiful in less than two weeks. The project featured updating of a two bedroom/two bath condominium in the luxury residential community, The Renaissance, in Fort Myers. It included adding in a unique backsplash, paint, and a new faucet in the ktchen, granite countertops in the guest and master bathrooms, updated lighting, fans and painting throughout the condo.

    Luxury Condo Renovation

    The homeowners wanted this Southwest Florida condo to go from “boring as built by the original builder” to “Mediterranean -as if I am vacationing somewhere else besides Florida”. So we transformed every room in the place. The walls are faux painted to resemble Venetian plaster. The floor is porcelain tiles, but a close match to marble. The cabinetry is Kraftmaid in peppercorn. The columns and arch and beam were added to divide the great room into a family room and dining room to add a cozy feeling to a large space. The original staircase was carpet with a white wood railing. The new tiles, wood floor, and iron railing add just the glamor the homeowner wanted.  The added elevator was needed for aging in place and handicap accessibility. The lanai was transformed with cedar ceiling and new floor tiles.
