What are the deposit requirements/payment terms/conditions?

There is no charge for the initial consultation.  

For Preliminary Design, we usually ask for a deposit of $1,000 - $3,000 depending on the job, scope of work, and desired budget range.  This allows us the time to develop concepts, check HOA restrictions, discuss budgets and timelines, and explore various design options.  We call this Phase 1.

In Phase 2, we develop a Contract.  During this time, we make design decisions, choose materials, and develop detailed drawings.  We determine a time frame and narrow down the price.  A schedule of progress payments is determined based on set starting points.

For example, 25%, 25%, 15%, and then 10% at completion, but this is completely negotiable as every job is unique.

Phase 3 is the Construction period.  Once the permit is received, demolition begins, and the construction schedule starts.  We have a week to week spreadsheet of the events to occur to assure a smooth project.  In remodeling projects, there may be unforeseen circumstances; we deal with them as they arise and move on as efficiently and effectively as we can.

Final payment is not due until all contracted work and inspections are completed and you are satisfied.
